The Omni Commons is a 22,000 sq ft building, built as a meeting hall for the Ligure Club in 1933, on Shattuck and 48th.  After decades serving as a social hub for members of the Oakland Scavengers club, appropriately enough, a garbage collecting collective, it was transformed into the Omni, a music venue featuring mostly heavy metal and rock that provides the namesake for this project.&lt;br /&gt;

The Entrance Hall, Sudo Room and Counter Culture Labs are all wheelchair-accessible on the ground floor. The ballroom is accessible via a wheelchair lift via La Commune. The doorway to the Ticket Booth Room has been widened to enable wheelchair access.&lt;br /&gt;
&lt;br /&gt;
Unfortunately, we do not currently have an ADA-accessible bathroom. The bathroom connected to the Entrance Hall is currently being renovated to become a single-occupancy ADA bathroom, but we have some work to do until it&amp;#039;s complete. The bathroom in the hallway leading to Sudo Room and Counter Culture Labs is single-occupancy and can be utilized by those with some limited mobility.&lt;br /&gt;
&lt;br /&gt;
Long-term plans include an elevator lift to the basement and upstairs areas.&lt;br /&gt;

A simplistic capitalist analysis which conveniently excludes many critical metrics of economic and social value is &amp;#039;price-per-square-foot&amp;#039; ($/psf). &lt;br /&gt;
&lt;br /&gt;
$/psf presumes that the &amp;#039;square footage&amp;#039; any defined area of the building substantializes all its value and worth, regardless of who is using it or what goes in within it, while at the same time invisibilizing entirely the &amp;#039;price&amp;#039; of labor freely given towards the success of our overall enterprise, as well as any social/public-benefit dimension, by any subtenant using said space (as this in turn directly bears on determining how much one &amp;#039;should&amp;#039; pay per square foot). Labor and space cannot actually be divergent from &amp;#039;&amp;#039;any&amp;#039;&amp;#039; analysis of how much a given space is &amp;#039;worth&amp;#039; or which groups should pay and where. In purely economic terms, $/psf is an innately flawed analysis and entirely doxic on its own merits for the purposes of our project. &lt;br /&gt;
&lt;br /&gt;
To put it another way. This analysis excises important real-life economic and &amp;#039;value&amp;#039;-related variables that directly impact the viability of the project and directly impact any determination of &amp;#039;$/psf&amp;#039;, such as: &lt;br /&gt;
* &amp;#039;which&amp;#039; subtenants actually contribute their uncompensated labor upon which the project also survives; &lt;br /&gt;
* the entire moral-political logics of sliding-scale, donation-based, capacity-based contribution upon which the overall project was founded and also operates daily; &lt;br /&gt;
* the additional integration of rental income for various spaces from outside sources which directly impacts our monthly expenses; &lt;br /&gt;
* the fact that some subtenants pay rent without having any dedicated space whatsoever (the &amp;#039;shares&amp;#039; of common space model below is innately unfair to such groups) &lt;br /&gt;
* the fact that in practice some groups use shared spaces far more than others;&lt;br /&gt;
* the fact that some subtenants have other &amp;#039;valuable&amp;#039; benefits such voting/consensus rights, potential future building-ownership rights / equity etc, while others do not,&lt;br /&gt;
* the fact that some subtenants that are for-profit businesses might alternately easily construe much of the expense &amp;#039;per square foot&amp;#039; and labor &amp;#039;donated&amp;#039; as investment in their business, while other subtenants have no profit motive, &lt;br /&gt;
* etc.&lt;br /&gt;
&lt;br /&gt;
Actually following the $/psf model as described below would make it literally impossible to reconcile any numbers it generates with how income is actually produced to pay our expenses, nor should it imply (as it otherwise does) how much one &amp;#039;should&amp;#039; pay for space without considering what goes on in that space.  &lt;br /&gt;
 &lt;br /&gt;

&lt;br /&gt;
The rates in the spreadsheet are based on the following assumptions:&lt;br /&gt;
* We have a fixed target rent that we &amp;#039;&amp;#039;have&amp;#039;&amp;#039; to make every month. You can adjust the rent amount on the Summary sheet.&lt;br /&gt;
* We want a specific fraction of that rent to come from dedicated space. Currently set to 50% on the Summary sheet - can be adjusted up if you want to more strongly discourage dedicated space.&lt;br /&gt;
* $/sqft for individual rooms are scaled by a quality score. Each +1 in quality correspond to a 10% increase in $/sqft (adjustable from the Summary sheet).&lt;br /&gt;
* I&amp;#039;ve assumed that almost all storage areas will eventually become dedicated space, even if they have not yet been allocated to individual groups yet. I&amp;#039;ve included those under a separate heading &amp;quot;rented&amp;quot;.&lt;br /&gt;
* Given the amount of rent we want to get from dedicated space, and the amount of dedicated space all groups want, we can calculate how much we should charge for each room to exactly match the rent. &lt;br /&gt;
* Use of the shared space is priced separately, based on how many &amp;quot;shares&amp;quot; each group contributes. We&amp;#039;ll need to specify how much use of the shared resources one share corresponds to - e.g. one share could be equivalent to 10 members hanging out at the Omni on a daily basis, or using one of the basement rooms once a week for a 2-hour class, or reserving the ballroom for an event twice a year.&lt;br /&gt;
* Groups who also have dedicated space are also required to take on a minimum number of shares proportional to the square footage of their dedicated space. In other words, we don&amp;#039;t want groups that will lock themselves into their space and never use the shared space. I have fairly arbitrarily set that minimum number to 1 share per 500 sqft (adjustable from the Summary sheet).&lt;br /&gt;
* Groups who do &amp;#039;&amp;#039;not&amp;#039;&amp;#039; have dedicated space (or only have a bit of storage space) will need to make an honest calculation of how many &amp;quot;shares&amp;quot; of the shared resources of the building they will need. For now, I have picked the number of shares for BAPS and Oakland Nights Live to match the amount of rent they said they could afford to pay.&lt;br /&gt;
* Once we have an allocation of shares in the shared space, we simply divide the remainder of the rent proportional to those shares.&lt;br /&gt;
* The calculation of $/sqft for each of the rooms should only need to be done &amp;#039;&amp;#039;once&amp;#039;&amp;#039; (possibly updated if and when the total rent goes up, or if we make a policy decision to increase the %rent from dedicated space). The cost per share in the shared space may go up or down over time, depending on how many groups join or leave the Omni, and how much dedicated space actually gets rented. If groups leave, the remaining groups will need to shoulder a larger fraction of the rent, which will be reflected in a higher rate per share of the shared space.&lt;br /&gt;

Crawl up into this platform to approach the &amp;#039;&amp;#039;&amp;#039;&amp;quot;rack&amp;quot;&amp;#039;&amp;#039;&amp;#039;, which consists of (from top to bottom):&lt;br /&gt;
**# Power Conditioner&lt;br /&gt;
**# Crossover&lt;br /&gt;
**# Amplifier (amp) for tops (high-range speakers)&lt;br /&gt;
**# Amplifier (amp) for bass (low-range speakers)&lt;br /&gt;
** Ensure the volume nobs on both amplifiers in the rack are &amp;#039;&amp;#039;&amp;#039;turned all the way down&amp;#039;&amp;#039;&amp;#039; (counter-clockwise) before you do anything else.&lt;br /&gt;
*** There are four black nobs, two on each amplifier (the bottom two devices in the rack).&lt;br /&gt;
** Ensure the rack is powered &amp;#039;&amp;#039;&amp;#039;OFF&amp;#039;&amp;#039;&amp;#039;, you can tell it&amp;#039;s off if the fans are not spinning in the amplifiers.&lt;br /&gt;
** Verify the rack is plugged in, on the opposite side of the wall, where there is an outlet on the right-hand-side of a ladder mounted on the wall, coming directly up from the stage below.&lt;br /&gt;
** Find the &amp;quot;Mackey&amp;quot; audio mixer (mobile sound board / panel), and the &amp;quot;Guitar Center&amp;quot; bag that contains microphones, cables, and other accessories. They should be on the platform in the Crow&amp;#039;s Nest, or securely locked in the room below the Crow&amp;#039;s Nest, or in the locked in the &amp;quot;Safe Storage Room&amp;quot; between the Ballroom and La Commune.&lt;br /&gt;
** Go down to the front of the stage, from the ballroom level.&lt;br /&gt;
** There are two long XLR cables that run from the rack in the Crow&amp;#039;s Nest down to stage-right, which should be coiled on top of the large stage-right speaker. These are the main output cables that connect to the XLR jacks on the back of the Mackey Mixer.&lt;br /&gt;
** Set up the audio equipment throughout the ballroom to meet the needs of the event. Most importantly, ensure the main fader is all the way down. &amp;#039;&amp;#039;See more [[Sound systems#Mixer Operation|detailed instructions]] for this below.&amp;#039;&amp;#039;&lt;br /&gt;
** Once the equipment is all set up, &amp;#039;&amp;#039;&amp;#039;BEFORE YOU TURN ON THE RACK IN THE CROW&amp;#039;S NEST&amp;#039;&amp;#039;&amp;#039;, plug in the mixer and turn it on.&lt;br /&gt;
*** If you turn the mixer on while the amps are on, you can severely damage the speakers.&lt;br /&gt;

** Turn the main fader up and ensure there is some sound (either from microphones or a source like a laptop), so that when the amplifiers are turned on, you can hear something.&lt;br /&gt;
** Go up to the Crow&amp;#039;s Nest again, approach the rack from the platform, and turn on the Power Conditioner (switch is labeled, it&amp;#039;s on the front, which is the top left from your view of the rack).&lt;br /&gt;
** &amp;#039;&amp;#039;&amp;#039;Wait 10-30 seconds for the amplifiers to warm up.&amp;#039;&amp;#039;&amp;#039;&lt;br /&gt;
** Turn up both nobs on the bass amp (bottom in rack) first, all the way up.&lt;br /&gt;
** Prepare to turn the tops amp up (second from bottom in rack), but &amp;#039;&amp;#039;&amp;#039;do not turn the tops more than 120 degrees&amp;#039;&amp;#039;&amp;#039;, meaning do not make them turn the nobs&amp;#039; arrows past horizontal.&lt;br /&gt;
*** &amp;#039;&amp;#039;&amp;#039;Do not turn the tops amp all the way up, it is very powerful as-is.&amp;#039;&amp;#039;&amp;#039;&lt;br /&gt;
** Go back down into the ballroom, and check that sound is coming out of the speakers.&lt;br /&gt;
*** If you started with the tops amp fairly low, you can go back and increase it a bit to make sure they are just loud enough.&lt;br /&gt;
* Turning the system &amp;#039;&amp;#039;&amp;#039;OFF&amp;#039;&amp;#039;&amp;#039;&lt;br /&gt;
** &amp;#039;&amp;#039;&amp;#039;DO NOT TURN OFF THE MIXER FIRST&amp;#039;&amp;#039;&amp;#039;, though you may turn down the main fader before proceeding.&lt;br /&gt;
*** If you turn off the mixer before the amplifiers, you risk severely damaging the speakers.&lt;br /&gt;
** First, go up to the Crow&amp;#039;s Nest and turn down the volume nobs (counter-clockwise) on both amplifiers (tops and bass), the bottom two devices of the rack.&lt;br /&gt;
** Once these volume nobs are all the way down, turn off the power conditioner, the top device of the rack, which has a switch on the front site, accessible from the top-left of the rack.&lt;br /&gt;
** Only once the rack is turned off can you turn off the Mixer&lt;br /&gt;
** Once you have packed up the Mackey Mixer, and the Guitar Center bag full of microphones and cables, you can place them back in the Crow&amp;#039;s Nest or other secure room, and be sure to lock the door&lt;br /&gt;
*** In the Crow&amp;#039;s Nest, there is a door that needs to be latched shut that faces the stage.&lt;br /&gt;
*** The entrance door to the Crow&amp;#039;s Nest should lock automatically after closing it. &amp;#039;&amp;#039;&amp;#039;Check this before you leave.&amp;#039;&amp;#039;&amp;#039;&lt;br /&gt;
&lt;br /&gt;
=====Mixer Operation=====&lt;br /&gt;
&lt;br /&gt;
Microphones and other audio devices should be configured in the ballroom in order to meet the specific needs of each particular event or arrangement. There is some subtlety to safely and skillfully operate a mixer or other soundboard to provide good sound quality. Here are some details that should help for a typical operation:&lt;br /&gt;
&lt;br /&gt;
* The Mackey Mixer, and any other related equipment, should be set up in a station some place near the middle of the room, or perhaps further back toward the East wall, but still in the middle as you face the stage speakers.&lt;br /&gt;
** This is where you can hear volumes and issues so that you can make any necessary audio adjustments.&lt;br /&gt;
* Before you turn the mixer on, turn all the trim and fader nobs down.&lt;br /&gt;
* Using XLR, 1/4&amp;quot;, or RCA cables (with the appropriate end for the input device), set up any of the following devices as needed, each in their own channel:&lt;br /&gt;
** Microphones&lt;br /&gt;
** Instruments&lt;br /&gt;
** Laptops or other computers&lt;br /&gt;
** Other audio devices&lt;br /&gt;
* Once you turn the mixer on, two lights should come on.&lt;br /&gt;
* Turn up the trims to 12 o&amp;#039;clock (up) for any relevant channels.&lt;br /&gt;
** There is a green light along the side of the main fader (bottom right-hand corner of mixer), which should give you a reading of what sound you are picking up currently.&lt;br /&gt;
*** &amp;#039;&amp;#039;&amp;#039;Stay in the green&amp;#039;&amp;#039;&amp;#039;, never let the audio hit yellow lights. &lt;br /&gt;
* Each channel has its own fader, all beholden to the main fader.&lt;br /&gt;
** These faders are in the bottom row of the mixer panel.&lt;br /&gt;
** &amp;#039;&amp;#039;&amp;#039;Never turn a fader up past &amp;quot;unity&amp;quot;, the marked position just below the top fader position&amp;#039;&amp;#039;&amp;#039;&lt;br /&gt;
* Leave the main fader up, with some audio reading (ambient noise or music from a laptop) before you go upstairs to turn the amplifiers on. You want to be able to hear something when you turn the amplifiers on.&lt;br /&gt;
* If the audio indicator on the mixer hits yellow lights, but the sound is still not loud enough, you need to go upstairs to the rack in the Crow&amp;#039;s Nest and turn the amplifiers up a bit more.&lt;br /&gt;
&lt;br /&gt;
&lt;br /&gt;
Remember, &amp;#039;&amp;#039;&amp;#039;do not turn off the mixer&amp;#039;&amp;#039;&amp;#039; until you go upstairs and first turn down the amplifiers and then turn the amplifiers off, as instructed above.&lt;br /&gt;

It is very easy to damage and destroy speaker drivers. Last time I saw it - over a month ago - the toilet was still sitting there full of water that, when flushed, could possibly leak into the concrete. It&amp;#039;s a very good thing it was locked. For all I know nothing has changed and it&amp;#039;s still sitting there over a poorly engineered garbage bag. There were two keys in existence and I gave one to David Keenan, another to David Brazil.&lt;br /&gt;

La Commune will be required to make several upgrades / renovations to the bar room in order to meet ADA and Health Codes.&lt;br /&gt;

Required upgrades would include:&lt;br /&gt;
&lt;br /&gt;
* Grinding and refinishing the concrete floor behind the bar&lt;br /&gt;
* Stripping and refinishing all wooden surfaces behind the bar&lt;br /&gt;

*­ Replacing all 3 compartment sinks as the ice wells are rusted and unusable&lt;br /&gt;

We would like submit the following proposal in order to address these requirements:&lt;br /&gt;

* Removing the current bar and replacing it with a brand new bar built using reclaimed wood, some of which would come from renovations in other parts of the building. The new bar will be shorter and more compact. It will feature a hardwood bar top, proper heights and widths for ADA accessibility as well as for ergonomic and food safety.&lt;br /&gt;
*­ Replacing the cabinetry and refrigeration behind the bar. We will replace the existing refrigerator behind the west side of the bar with a sandwich prep refrigerator and will dispose of the other two inoperable units behind the north side of the bar. We will also install an ice machine, a new 3 compartment sink and dishwasher behind this portion of the bar.&lt;br /&gt;
* Building two 10’ movable bar islands with carrara marble tops storage underneath along the North side of the room. Behind these areas we will feature bookshelves. Currently this portion of the bar is dead space and will be used more effectively as seating area/shelving.&lt;br /&gt;
* We will be installing a 12”x12” floor sink behind the bar, as well as mop sink in one of the back rooms behind the walk­-in refrigerator.&lt;br /&gt;
* Closing off any unnecessary plumbing along the North side of the room.&lt;br /&gt;
&lt;br /&gt;
Additionally, we would like to do the following:&lt;br /&gt;
&lt;br /&gt;
* Remove existing lighting and replacing with pendant lighting fixtures.&lt;br /&gt;
&lt;br /&gt;

CCL needs a minimum of 2 sinks - ideally 3: one in the BioSafety Level 2 lab room, one in the main lab space, plus perhaps one more for food projects.&lt;br /&gt;

There are two options for where to install the sinks, depending on where the drain will go:&lt;br /&gt;
&lt;br /&gt;
(1) Drain to the restroom in the corridor, via a trench dug into the concrete floor.&lt;br /&gt;
