Building Working Group - May 11, 2015

Attendees

Report from Claus Walk thru:

  • All electrical work needs permits. May want to include in other permits.
  • Exits lights installed are 100% better than before
  • ExitStore.com has the cheapest exit signs
  • Home Depot best for panic bars
  • Remoce all extension cords, do not pigy-back power strips. Power strips only ok if they plug direactly into wall outlet. 25 foot long power strips available for $54 at tigerdirect.com. CHeck that all are removed before inspection.
  • Need Exit Signs off the mezzanine on both sides to be replaced after the demo, with emergency lights. Pop out directional arrow on exit sign at bottom of west mezzanine stairs to point right, into ballroom
  • Fire extinguishers at both exits on the mezzanine
  • Rubber treddles over power cords to prevent tripping and crushing cord
  • Careful with affixing power cords to the wall - get an open hook and pin them in -
  • Remove locking devices from all ballroom doors and Shattuck double door exit
    • Worried about Shattuck doors in particular
  • Don't need panic hardware on ballroom doors to LC- but that will give it the opportunity to prevent folks from getting in while allowing them to get out. Do need panic hardware on all Shattuck exit doors. The bolts must be removed
  • Cover all open wiring
  • Terminate all loose wiring
  • Service fire extinguishers, mount 1 at top of stairs by stage, 1 at each end of mezzanine
  • Cover open junction box on ceiling in hallway next to stage
  • Remove Door up to stage
  • Any gaps (missing switches) in electrical panels need spacers on them
  • Keep occupant load below 49 in the basement - but because it's a basement you may need 2 exits anyway
  • 6'8" is minimum height for an exit door so the door from MPM to Sudo doesn't cu
  • Notify Claus if the city asks for any sprinklers or fire alarm systems
  • If hallway out to 48th is fire exit need Fire-rated walls- 5/8" sheetrock w/ tyvek sheet rock on both sides, soors into Rise above must be 20 minute and self-closing (if required)
  • Might talk to the city and see if they'll accept knocking out the old door (mid-La Commune) instead of having the back 48th St door as a fire exit)
  • If they're not willing to accept that we are fire-safe enough for the ballroom, and are going to require us to get an alarm system (very expensive), See if they'll buy off (instead of an alarm system) on:
    • crowd managers (put in lease) (1 for every 250 people)
      • Tell you where the fire exits are, working cell phone to call 911, points the way to a fire exit in the event of emergency, there's a full description available in the fire code.
    • Emergency Evacuation Plans - post in most visible places near exit, need to show all exits and all fire extinguishers
      • Joel of TIL already worked on this, may need to improve it, but certainly could make more and larger copies--probably best to make a single version for the whole.
  • sound system kill switch to turn off loud sound quickly in case of emergency, to make emergency announcement. WHen three phase panel is installed in ballroom have them install a switch
  • Send Klaus square footage of ballroom, mezzanine, basement to estimate occupancy
  • Table to Permits section

Debrief of Inspection w/ Klaus

  • Progress is being made. Yay!

Update from Roan

  • higher light fixtures, ~$30/each - bar lights at $50/piece - replace or remove? - folks thinks remove for now
    • put all in a budget form and submit to finance
    • also in the Rise Above room, need to keep power running there
    • Reimbursement form is now available on https://omnicommons.org/cloud
      • Ask for access from Jenny

Permit Meeting w/ DK, Jenny & Joe

  • Use permits
    • Toby from Omni club may have copies of old permits
    • Possiblity of landmarking the building

    • J & M gone for month of june so there will be weekly wednesday meetings
    • John approves: closing disco room windoe, removing molding form south wall, taking out thing in CCL

Update from Saturday's Work Party

  • Overhead light fixture in Southeast stairway from basement to landing at box office room door with three way switching was completed by Whitney w help joe and jake.
  • Jake did 2 new ballasts in basement and did other lighting in basement. See Jakes email to building:

"lilia and I installed some fluorescent lights with covers on several lights downstairs, replaced two ballasts with new ones, and identified three more fixtures that for-sure need replacement ballasts (labeled with the word "ballast" which later can be revised to say "ballast replaced on ....") there are two light fixtures at the ends (one near the north stairs and one at the east end) which use SIX-FOOT bulbs instead of eight-foot bulbs. If anyone sees any 6-foot bulbs, we can try them in those fixtures to see if their oddball ballasts still work, or if we should just take them down."

Update on Doors

  • Dusty is ordering a door closer to try it out and see if it's the right thing for our building

South wall update

  • immediately. first plan and then clear all material on the floor in front of the S. wall. There is alot.
  • Resolve with architect Jim wht are the written (submitted w permit) specs on the building of the double lawyers of drywall on the existing wall,i.e. what vapor to install and how to secure each layer.

La Commune Update

  • Yesterday, we met up with our architect Tony yesterday to finalize some plans to submit to the health department. No building of the cafe will happen until the health department approves our plans.
  • We will be using the recessed ceiling hanging bar thingy-s. by the north side of the wall to install a cleanable recessed ceiling (a requirement of the health dept)
  • We will most likely be flipping the boards and reinforcing them to install pendant lighting. This is not confirmed yet. We will let the building group know when we confirm.
  • We are finalizing what our electrical needs will be and will give that to Joe this week.

Action Items

  • Square footage for ballroom, basement meeting area and mezzanine [Matt -> Claus]
    • We'll shrink the meeting area in the basement meeting room to reduce need for so many fire exits
  • Claus wants all inspectors documents [Jenny]
  • ID someone else to liaison with city in addition to Joe
  • Need to keep our sidewalks clean to help with use permits
  • Ballroom needs to be cleaned out
  • budgets needed for south wall,
  • Laura will make decision about paint in ADA bathroom and tell yar [Laura]
  • Coordinate a work party
