Building WG July 27, 2015

south wall

  • electrical happening tonight
    • Whitney, Matt, Enoch working as we speak
    • Matt: Can the outlet boxes have punch out holes on them? We couldn't find that it's not allowed in the code so we're going ahead.
    • We are going to meet again tomorrow (Tues 7/28 at 5pm)
    • Review of electrical work for sound wall:
      • Panel AE
        • DONE - Identified 4 empty slots for breakers and a 5th existing breaker that has been disconnected (since it ran along the sound wall)
        • DONE - Ran 2 more wires through existing conduit to the West wall of the ballroom floor (near mop closet)
        • TODO - Install another 3/4" rail of conduit from Panel AE to the West wall of ballroom floor " " "
        • TODO - Run 2+ more wires through new 3/4" conduit from panel AE to " " " " " " "
      • Mezzanine banister outlets
        • TODO - Cut ~1" holes through each joist under floorboards to South Mezzanine floor.
          • TODO - Ensure we have the proper bits for said holes.
        • TODO - Mount ~10 outlet boxes near floor with 3/4" conduit, proper shielding / connectors / etc
      • Sound Wall
        • TODO - Cut two rows of ~1" holes through Northernmost studs of sound wall.
        • TODO - Run 12-3 romex through sound wall studs with junction boxes at each ballroom truss.
        • TODO - Run 12-2 romex through sound wall studs to Exit Sign and staircase lights for SE stairase above mezzanine.
        • TODO - Add nail plates to each stud.
  • Need new drill bits - we need a 1/2 inch chuck drill, joe will bring one. Matt amy also check out tool lending library or rent form HOme Depot.
  • need to get some new breakers for old electircal panel. Matt will look for them tomorrow. Might not exist
  • Some questions about what kind and how much of certain wires can go in condiut. Conduit fill chart checked on a website
  • After rough electrical then rough electiralc and wall insulation inspection can happen . then drywalling.
    • Robb and Jerome can be drywall team while JOe is gone
    • Joe will schedule the inspection and show Yar how to do it
  • matt said a lot of exciting things about electrical. robb was happy.

front door

  • joe and jack tentatively planned to purchase lumber tmrw @ 11am - joe do you have a card? matt has his now, can lend.
  • need to order door opener and latch (~$1K, jenny talking to jake). jake and friends will install the electrical components once the door is finished.

doors

  • fixed: disco room 48th st fire exit
  • needs a panic bar: basement-ballroom
    • Do we need to buy it?
    • jenny says 2 closers arrived july 22, signed for
  • ready to be hung: bocce-hallway, basement-LC, ballroom-shattuck-inner
  • still in limbo: intersection of doom. ask klaus. Laura didn't ask- will tomorrow
  • secret bathroom door off its top hinge

cafe bathroom

  • joe replaced door lever, needs a dremel to fix the latch, laura will borrow her spouse's
  • need to retile the wall strip
  • need to do coved floor tile. caulk, not grout
  • sheetrock on everything else
  • yar still concerned about weird metal poking out of the floor

Finances

  • June 25 from jenny: "we have $2,136.35 remaining of our Building WG budget in our Bank of the West account. The total cost for the Front Door project is $1129.80 for lumber/finish/tooling, + $976 door opener + ~$60 latch = $1036 - total cost running to $2165.80, a bit over our remaining budget. I will transfer $200 over from the Operating BotW account upon approval by Finance WG (cc'd)."
  • Other than front door, what else do we need to make a budget request for?
    • Panic bars (#?)
    • ? drywall?
    • Can we get savvy and make stronger callouts for specific donations?
  • Articulating what money was spent that John will need to pay 50% of - need to find a point person for this, jenny can help

  • Reconciling Building and Operating BotW accounts - Jenny
  • Jenny is getting online access to BotW acct (amgo's was blocked out) and has created a generic Building account on Omni's Quickbooks. Will update, onboard and grant access to whoever Building WG consents to helping with building account reconciliation. Otherwise Jenny will be working on this remotely over the month of August (there will be time for some well-defined tasks such as this).
    • Laura would like some QB orientation. Joe suggests that Helen should also be oriented.
  • Jenny has a Building Acct bank card she's happy to lend to whomever the Building WG chooses for August- Yar

Permit Big Picture

Simple question: what needs to be done before we submit our application to the city?

  • pass a fire inspection. what else?
  • how does health code for the cafe and kitchen fit in?
  • are we applying as the whole building or just as the ballroom?
  • are they going to ding us over the cafe bathroom issue?
  • How much will the legal fees cost?
  • Meet with DK and/or Ken Katzoff. Ben Burke?
  • The delegates may ask this question when they consider buying the building. We should have a report-back ready on August 6
  • need to train crowd control & fire monitors to be exempt from sprinklers
  • need paper towel dispensers in all bathrooms

kitchen

  • light fixture needs fixing
  • also a lot of other stuff
  • replace stovetop kettles with an electric kettle secured to the counter somehow
  • make sure people realize it's not being used, no stuff lying around
