Refinance progress

  • Have we restarted formal negotiations with Self Help?
    • Yar: not yet, finishing profit & loss sheets
    • silver: we've been finishing up PnLs, within a week will be ready
  • Do we have firm targets? How close are we to hitting those targets?
    • Yar: not close enough. Expenses have been rising as well. PG&E, waste mgmt - because more events
  • Should we ask all organizations currently paying rent whether they can volunturaly increase their contribution (and how much closer would that get us)?
    • Yar (from email): That would help if anybody is able. Some groups probably are not able.

I'd recommend that we not try to renegotiate with groups that have moved in less than a year ago. SR just went from 2->3k. That leaves ANV, CCL, CSC, FNB, GWS + SM as potential groups to ask.

    • Billy: leases typically have a % increase per year. have not been enforcing that
  • Progress getting property tax exemption sorted out?
    • Still big question mark in loan application. Meeting with lawyer next week. Christina been trying to get a hold of the assessor. May need to pay 20% penalty (on $250K) by next June
    • should we hire Sarah to complete the documents required by the assessor?
      • Sarah mentioned there is still one outstanding debt < 1K to Safer DIY
  • Finance WG could use more participants! Work party on Sunday 7pm-late. most work happening on slack
  • how goes the process of hiring and retaining qualified professionals to do the technical work that we need done in order to achieve refinancing, apply for and get a loan to pay back taxes (which we have been advised will need to be paid even as we pursue exemption)
    • Yar: onboarded some great folks. miliaku & phoenix.
  • Proposal: Pre-approve paying outstanding debt to Safer DIY, and paying Sarah to help with paperwork for assessor. Up to $2500 total, to be completed in 2wks. Plus bonus of $500 is completed in 1wk.

DSA

  • Proposal for DSA to move into room under construction above entrance as a renter, $1250/mo. Host next 2 general meetings for free (normally ~$500 each) and renegotiate later.
    • Max: have not yet discussed process of becoming member collective internally
    • Current proposal is just for renter, can deal with member collective later. Only concern might be low diversity in leadership
    • Billy: seems too good of a deal, CLP would block. $1000 in free events that event team would have to put labor into. Proposes $2k/mo
    • Max: DSA may be willing to go as high at $1500; would need to take back to members
    • John: $1500 plus one free event?
    • Current proposal is $1600/mo, Yar offers to pay for 1st event, Patrik for 2nd

event manager

  • Proposal (from Silver, by email):
    • We need to generate $6k+ a month in revenue to show our loan officers at self help that they were an ideal loan candidate.
    • We need the event working group to have a committed event manager. Billy , Silvia, Geraldo, Kiri and CLP folks have volunteered as events working groups since Summer 22’. Their organizing body has created documented structures. It stabilized the finances into profit. This month we are expecting $10,000 from events so far!
    • Billy has operated as a volunteer event manager. Billy’s knowledge and experience in event organizing has been executed with high regards. Billy will be fading off into parenthood in the next few weeks. It is crucial we hire Billy as event manager to define the contracting role ASAP. Event working group will list job postings, interview and hire the most appropriate individual. Billy will onboard, train, and support the new hire.
    • Contracting event manager at 15-25 hours a week at $35 an hour.
    • Event managers will bottomline all incoming events by working with events working groups and ensuring contracts are filled, deposits are submitted, event payout is completed.
    • Event manager will respond to event requests and support booking them.
    • Event manager will also support Omni Commons fundraising through special event planning.
    • Event manager will support the building foundation of the event contracting staff team for AV, catering, security etc.
    • They will be responsible to report monthly income to the delegates and ongoing transactions with the finance team.
  • Silver: we made around $10K in events in October!
  • Proposed fee would come to ~$3K/mo. But ballroom could bring in $16K/mo if managed professionally
    • Patrik & John: board would need to resolve conflict of interest - should be fairly easy decision
  • Proposal: approve Billy to act as event manager for next 4 wks, 15-25 hours a week at $35 an hour (max of $3360)

Consensus: YES (LL, CCL, ANV, FNB), abstain (clp), dropped out of call (jacqi/mop, jake/sr)

  • cere: Marc Juul said he would ask his group if Camber could/should/wants to be a board member. Will cc consensus@ later, if so.

== building/construction issues

  • progress on upstairs room - any blockers?
  • Status of ballroom skylights - are some still covered with plywood? Are we ready for the coming rainy season?
    • 2 skylights covered in plywood
  • One of the sound baffles on AV balcony got dislodged
  • Front door physical lock no longer working? Need to replace lock
  • Do we have anyone who can work on these tasks?
    • Harold: We could use the CLP’s Omni work days to help with this but we need to get more volunteers and I don’t want to speak for the org.
      • Overlaps with BOGSS meeting!
