sign-making with pickles

  • Pickles: May host with Nat from SB some figure drawing sessions and have events in the disco room
  • John: how long have you been in conversation about this room?
  • Pickles: since the last figure drawing event, I usually help out with those. I had originally been in contact with Anca, but when I realized I could do the sign-painting here I was pretty excited, because its a small group, really hard to find space.
  • Will not have any members early on, and need to do some setup. Proposes low rent initially - $200/mo?
  • Patrik: suggested rent $750 to $1000 for mezzazine based off past idea of $2 per sq ft for rooms with windows, $1 for basement rooms
  • Pickles: pre-holidays, we will not be making any money because setting up. Silver suggested maybe doing a very low cost like $200 for the setup month, given we will literally have no money coming in. Then figure out how many signed up by January. * Silver said they're paying $800 for the downstairs. So I need to figure out how many members we are going to have starting up to know how much to pay. I can also offer sign painting classes - could do some portion of the class revenue. Billy (fellow sign painters) said some of their people would be willing to pay a portion of their classes. Hoping to have about 6-8 people to be in the collective paying. We could ask them something like $100 per month plus a portion of their profit. Also, pertaining to the woodshop (something Paige said was interested in started), willing to train people there and teach tool usage to help
  • John: this is a not-for profit business right?
  • Pickles: Yes, I can get into the specifics.
  • John: Omni is a 5013-c non-profit, so groups must be non-profit
  • Patrik: ties into our property taxes. If complete non-profit its a tax benefit
  • Pickles: in my mind, there is a community of sign painters. a lot of places work in a shop, have their own tools and no community. Some people are new and want to learn.
  • John: ok, educational purpose, not for profit
  • Pickles: also, idea of any money made extra would go into improving the space

John: theres a certain amount of bookkeeping that goes on

  • Pickles: that would be something I would need help on. Billy's insurance, Im not sure if thats a not for profit or a business. Not sure if could use that insurance for this space. I read that Omni can help with insurance
  • Pickles: the people who are going to make signs, if they sell them?
  • John: yes this is the model Silver uses, I think it is ok if some portion goes to those doing the classes, as well some back to the space
  • Pickles: if you know any skills that I can teach in the space...
  • John: I think it would be helpful if there can be some kind of written proposal, both in terms of the room and the rent, and a paragraph description. in theory we are going to take the proposal back to our collective, and then come back with a yay or nay.
  • Pickles: Silver has directed me to the wiki on what to submit in writing, and I have not yet done yet. Some Im not sure how to answer
  • John: also you can be a tenant, do not have to be a collective
  • Pickles: might be a good idea because we are just trying to get in ASAP
  • Patrik: if we had more demand for the room, I might try and hold off the room to get higher payer (editors note: was that what was said?)
  • Patrik: deciding on rental is much easier than deciding on a new member collective.
  • John: so document would be a general statement - not for profit usage for rental
  • Pickles: some advice requested - i should explain what im doing in there, what im offering, what i can pay in rent, and include in there that it is going to be paint so there will be fumes, and potential cutting of wood so how we pr
  • Patrik: chemical use, we do that too. Before we had people requiring chemical free space.
  • Pickles: i dont use turpentine...one shot the paint that I use, the environmental groups have brought it down
  • Patrik: what about flammables. do you have flam cabinent
  • Pickles: paint is in cans. i dont think the paint itself is flammable, just the gases. odorless mineral spirits. if there is something special you want me to do it, ill do it. normally just use a cabinent. and put oily rags in a metal cab. Never started a fire. Volume of flammable stuff I store is pretty small. Just use mineral spirits for cleaning brushes.
  • Jemma: do we have a SDS? If fire dept comes in they will look at that to know what to do
  • Patrik: yes we have one. can help pickles find a second hand flam cabinent
  • Jemma: sds is a binder or digital doc that list chemicals used. also if you had new members come in, you should give them a heads up to add to the SDS when they bring in new stuff
  • Patrik: typically a two delegates meeting process.
  • Pickles: so what I need is: VOC's that ill be using, flammables i will be using, planned ventilation, what should I say about power tools? that I will have them
  • Patrik: power tools fine
  • Pickles: also pounce?
  • Pickles: also will need to storage of large boards, MDO, not toxic
  • Patrik: are there some fire dept regulations for big materials? Like not close to the ceiling
  • Pickles: i will adhere to fire dept codes about storing large materials
  • Patrik/Jemma: next meeting, first and third, not every other.
  • Patrik: might make sense to meet on the 30th
  • Pickles: i want to move in, you'll get my money sooner
  • Jemma: do we know the date that the property taxes are due? Sarah mentioned the 4th and the 11th. The 7th is our meeting. Sarah was unsure last time we talked
  • John: so makes sense to have a meeting before
  • Jemma: also on agenda is talking about having people pre-pay their rents. Sudo won't meet until
  • Pickles: was saying you might be able to move in literally tomorrow. Do you think if I offered small amount $200 to start would be okay, because I have no money coming in?
  • Patrik: i think we would have to have a serious look at our refinancing of our loan for omni, which is 6 months from now. So need to know what time rent should be bumped up, to be included in pro forma budget we can present to banks
  • Jemma: also I would like to know more about the state of refinancing.
  • Patrik: Lender is a private anonymous donor.
  • Patrik: if we have quorum, we could vote on this right awy
  • Paige: so what are we thinking, $200 for first two months, $800 after. for renting,
  • Patrik: $800 on low end
  • Pickles: yes could also be percentage of what people make. I care about future of omni
  • John: proposal then is $200 for two months for Mezzanine room, rent after subject to discussion

  • Jemma: philip said contractor is probably unwilling to do more work until payment made. But if we establish payment plans, we can probably negotiate the drains for above CCL and sudo room. We have only paid the deposit now. But Phillip said we probably want to focus on the property tax.
  • John: any action needed to make, or is this informational?
  • Jemma: need to know when property taxes are due, so we know when we can make payments to roofer
  • Patrik: believe $11k was for skylights. Dont know where $7400 amount in Silver's slack about

  • Can we get an update on which rooms are avaiable, what state they are in, whether we have quality pics, and what the target rental rate is?
  • Patrik: We need a list of rental rates for the different rooms
    • Basement Room 1, closest to Shattuck: currently occupied by Village of Love
    • Basement Room 2, middle, small
    • Basement Room 3, slightly bigger, with no carpet
    • Basement Room 4 - Long room connected to the smaller 3. Currently occupied by Pro Arts?
      • Size: ~25x25
      • Suggested rent: $625 (at least) ($1/sqft) joey was paying $800 (note after: for all 3 rooms?)
    • Ticket booth
    • Small classroom, between ballroom and entrance hall
    • Power room, former ANV
    • Mezzanine room, new room above entrance hall
      • Size: approx 525 sq ft
      • Suggested rent: $750 - $1000

  • Paige: They would like an ADA room. The room they are looking for the power room. They would use it as office space and as storage. They often go to schools to perform.
  • Patrik: former ANV room is 251 sqft, so around $500/mo?
  • Paige: Angela measured as 261 sqft
  • John: I say we offer them 600$ and see what thye say.
  • Paige: Seems fair to me
  • John: meeting on the 30th? otherwise 2 thursdays without
  • Jemma: We need to have things submitted before having an extra meeting.
  • Paige: We can do a hybrid meeting if it's just for a rental
  • Jemma: As long as something is submitted that should be okay to do a Nov 30th meeting.
